The Transbay Transit Center is a modern, visionary project that brings together 11 systems of local and national transportation, serving 45 million people per year. It opened in 2018 and is part transportation hub, part public park and urban space, and part offices and retail establishments, over four levels. The development spans 1.5 million square feet and was designed by renowned architecture firm Pelli Clarke Pelli.
The building design called for a vegetated roof along with a patio area. Knowing it’s impossible to see what’s happening below the vegetation and patio, roof monitoring and leak detection systems were factored into the construction documents so that if problems arose they could be addressed in a timely manner before making a huge negative impact.
IThe project design incorporates many sustainable design and green building features including a rooftop park designed by PWP Landscape Architecture which includes an amphitheater, restaurant and water features. Named “City Park”, it serves as a living roof on the Transit Center, reducing the urban heat island effect common in dense city environments and helping to filter the surrounding air.
ILD® was pleased to work on this expansive, multi-year project. Concurrent with the build, we tested 3 levels: ground level, bus deck and rooftop park/amenity deck (the complete building envelope).
The ground and bus deck levels were tested using ILD’s proprietary EFVM® technology to ensure water tightness. EFVM is a low-voltage leak test method that creates a potential electrical difference between a non-conductive membrane surface and conductive structural deck or substrate, which is earthed or grounded. The rooftop was tested for water integrity using our Vector Mapping Grid (VMG) technology before the extensive rooftop system was constructed and installed. The Vector Mapping Grid is a non-corrosive, welded stainless steel mesh that can be utilized on fully-adhered systems that prevents aging deterioration within the roofing system. Developed by the ILD team through years of research and field installation, our Vector Mapping Conductive Mediums were created to test membranes or coatings over non-conductive substrates.
